Alexandra Hotel, Leura

Location

The Alexandra Hotel occupies a high profile site facing the Great Western Highway the western railway line adjoins the southern boundary of the Hotel property and positioned just west of the main vehicular access road over the rail line leading to the historic Leura village.

Leura is 984.8 metres above sea level and 119 kilometres west of Sydney, forty minutes drive from Penrith and twenty minutes drive to Lithgow. Leura is the adjoining suburb to Katoomba and has a population of 3,777 people.

The main retail strip of Leura provides essential daily services such as chemist, butchery, bakery, real estate agents, supermarket, banking while there is a range of specialty shops including boutiques, gift stores, bookshops, gourmet delicatessen and café, chocolate and lolly shop just to name a few.

The housing estate is predominately to the south of the Great Western Highway, however there is also a vast number of freestanding dwellings to the north of the Hotel.

Leura is renowned for the Garden Festival, which runs for nine days from second weekend in November and consists of the nine most spectacular Leura gardens. This festival has been running for more than thirty five years. There is also a Leura Village and Floralia Fair which runs on the last two days of the garden festival with stalls located in the main street, with stall keepers selling locally made craft and there is live entertainment provided.

Leura is also famous for the Sublime Point Lookout, Everglades Gardens, Gordon Falls Reserve, Cascades Picnics Area, Prince Henry Cliff Walks and also the Leura New South Wales Toy and Railway Museum.

The Hotel is one hour and fifty minutes by City-Rail inter-metropolitan express rail service from Sydney with regular services throughout the Blue Mountains and to Lithgow.

Improvements

The Alexandra Hotel is a two storey brick and timber framed weatherboard building with timber windows, doors and roof frame with a metal sheet roof.

Below ground floor is the hotel cellar, with bulk beer gycol unit, one panel with six-beer drawing heads and two x single beer drawing heads, bulk industrial gas along with a two fan FDC unit to chill the room. Directly outside the access point to the cellar is the post mix master unit, compressor and motor for refrigeration plant.

At the front of the main bar is a paved area that has seating for approximately forty patrons with seven large timber tables and bench seating.

The public bar is located at the front of the building and is carpeted wall to wall with ten bar height tables and twenty-eight stools. The bar has an open fireplace and is equipped with two colour television sets, cigarette vending machine and public phone.

Wrapped around the bar is a timber threshold, while behind the bar the working areas are tiled. The bar is equipped with two x three tap beer fonts, one x three glass door under counter refrigerator, six inverted spirit measures, a post mix gun and a two stack under counter glass chiller unit. On the eastern end of the bar is the TAB Eureka machine, pie warmer and public address system. In the alcove off the bar is used for displaying the TAB daily form service.

On the western side of the public bar are the male and female toilet amenities, along with dry store area ice machine and fire wood storage. There is a break out area for smokers off both the public and lounge bars that can comfortable hold approximately twenty patrons.

On the eastern end of the building is the TAB area this alcove is accessible directly both from the public bar or the car park. It is carpeted wall to wall and is furnished with three bar height tables and bar stools two square tables with eight chairs. There are six colour televisions, a large rear screen projection television, along with four notice boards and a quick text unit.

    

The saloon bar is on the southern side of public bar and is carpeted wall to wall along with a timber frame threshold and is furnished with bar height tables and stools, a lounge and electronic amusement machines. This area is heated with an open fire.

The bar area interconnects with the public bar and the working area is tiled. The bar is equipped with a six tap beer font, two post mix guns, freestanding single glass door display refrigerator, one x three glass door under counter display refrigerator, two hole stainless steel sink, glass washer, two x six point inverted spirit measures, tiered display for bottled spirits and liqueurs along with an orange juice dispenser.

The poolroom has two pool tables, five bar height tables, a built in timber bar height bench and thirteen bar stools. This area has one colour television, video juke box, chip vending machine and has direct access from the car park and internal access to the TAB area.

 

On the southern end is a set of male and female toilets, which service both the poolroom and the gaming room.

On the western side of the poolroom is a dance area with timber dance floor, built in disc jockey box and a large rear projection television. This leads into the rear section of the hotel, with access to the first floor, cleaners store and ATM.

The gaming room is carpeted wall to wall and is home to fifteen poker machines, along with cigarette vending machine along with café style tables and chairs.

 

There is a built in attendant counter, which also house the DMS monitoring service.

On the western side of the main hallway, opposite the gaming room is the café area. It is carpeted wall-to-wall and furnished with sixteen tables and forty chairs.

   

It has polished timber floor its own bar with three bar height tables and twelve stools along with a double-sided open fireplace.The bar is equipped with two x three tap beer fonts, six inverted spirit measures, one x three glass door under counter display refrigerator, glass washer, post mix gun and ample built in timber shelves for the display of wine spirits and liqueurs.

Off the dining area is a full commercial kitchen. The kitchen is tiled and fully equipped with gas grill, four burner stove, hot plate, two bin deep fryer, salamander, microwave, a two glass door display refrigerator, preparation area, fresh produce compartment bins, two stainless steel tub sinks and commercial dish washer with stainless steel benches and wall mounted shelving. At the rear of the kitchen is a walk in cool room and access to the western end of the building.

Off the dining room is a two tiered beer garden area which is furnished with five timber tables with ten bench seats with capacity to seat forty patrons, while the upper level is furnished with four square tables and sixteen chairs. This garden area is dominated by well-manicured hedges and has a strong English garden influence. Along the verandah are five timber bar height benches, which can seat approximately twenty-five patrons.

 

The accommodation is traditional hotel style and consists of nine rooms with the main family suite having its own private verandah area that has a northern aspect. There is also a verandah that runs along the southern side of the building that is accessible from the licensee quarters and one of the hotel guest rooms.

   

The first floor is also home to the licensee quarters that consists of lounge / dining room, kitchenette, bathroom amenities and a double bedroom. There is a second studio style room which is self contained and is ideal for management.

The first floor also provides male and female amenities block, hotel office and storeroom.

The car park is tar sealed with concrete kerb and gutters and can hold twenty-five cars. Access to the site is also available off Leura Siding Place and is the drop off for all deliveries and waste disposal.

The Hotel has a place of public entertainment permit approved for the public, lounge bars and dining area for a maximum of 360 people which was granted by Blue Mountains Council.

Building Code Of Australia - Fire Provisions

The building is fitted with smoke detectors, fire hose reels, fire extinguishers, hard wired fire detection panel, emergency exit signs and panic door bolts. There is no outstanding work orders on the premises.

The Great Western Highway is tar sealed with concrete kerbs. Town water, sewerage, electricity and LP gas are connected to the Hotel along with Sky Channel and Austar.

Liquor Administration Board

Trading Hours

The New South Wales Licensing Court approved extended trading hours under Section 25(2) of the New South Wales Liquor Act  on the 14 September 2005 as follows –

Conditions On The Hoteliers Licence

Beyond the standard harm minimization conditions placed on the hoteliers licence by the New South Wales Licensing Court there are no other special conditions imposed on the licence.

The conditions relating to the approved manager does not apply to the current proprietor as the licensee is now an individual and not a corporation.

Authorised Areas

The rear dining area and external areas are authorized for minors and has been in place prior to 1987 as it is not noted on the computerized licence print out. This should be verified by viewing the premises file.
