The Pub With No Beer is a Australian renowned hotel situated approximately thirty kilometres west of the Pacific Highway at Macksville, and being approximately a five hour drive from Sydney and Brisbane respectively, while being about an hours drive to both Port Macquarie and Coffs Harbour which as of this year will have increased jet air craft services daily from both Sydney and Brisbane.

The Hotel is the hub  of this village atmosphere which has become a well known tourist destination due to the famous Gordon Parson and Slim Dusty song, "The Pub With No Beer" and has a well balanced trade of day trippers, overnight guests and local residents along with customers from Macksville and the other adjoining rural properties.

The Pub With No Beer is situated on a 1.6 hectare site, which consists of basically four improvements. These consist of:

* The main hotel building: bar, gaming room, brasserie and kitchen facilities.

* Accommodation Wing: 9 Traditional Hotel Style Rooms with 3 Shared Amenities Bathrooms.

* Bunkhouse: 20 Bed Bunk House

* Brewery Building: Fully operation commercial micro-brewery operation and bottling plant.

The main building over the past few years has been completely renovated. It consists of a fantastic traditional public bar which has a rustic timber floor, with timber tables and chairs, three x four tap beer service points, three x three glass door under counter refrigerators, post mix guns and steel framed bulk head for the storage of surplus liquor and sundry stock. All  of this equipment is as new only being installed under four years ago.

        

The main bar area has ATM, dart board and pool table along with video juke box for patrons use and is decorated with over $50,000 worth of genuine memorabilia regarding Slim Dusty, Gordon Parson and the Pub With No Beer. The front bar is accessible to the front verandah that runs along the front and eastern side of the Hotel and comfortably seats approximately eighty guests, along with additional open air seating in a paved landscaped area that can hold approximately another forty guests.

    

On the western side of the building is a brasserie area which comfortably seats approximately one hundred guests. It has a polished timber floor, large screen projection unit, waiter station with refrigerated display cabinet for the display of cakes and deserts along with an espresso machine that services both the brasserie and the main bar area. At the rear of the brasserie is an open plan kitchen with commercial stove, oven, salamander, ample stainless steel preparation benches, under counter refrigeration and coolroom. On the western end of the kitchen area is a wood fired pizza oven. Adjoining the main commercial kitchen is the hotel office and coolroom for bulk beer and storage facilities for the rear brewing house.

 

At the rear of the main building is the brew house which is equipped with viewing platform for guests to observe the brewing operations and it is equipped with the required brewing equipment including the kettle, vats, water purification unit and bottling plant. This part of the Hotel adjoins the main cool room area and will be leased back for a 10 year period for $25,000 per annum plus outgoings.

On the western boundary of the main building is the bunk house. This historical church was repositioned on the site approximately four years ago and is used both as a 20 bed bunkhouse for visiting groups or as a private function space with wrap around timber verandahs on two sides providing great break out space for guests to spread out. This building has a decor based on beers of the world, with a wide range of beer cans and bottles in wall mounted display cases, while the area directly outside the building is tastefully landscaped.

    

On the eastern side of the property is the Accommodation wing. This traditional country style guest house consists of nine accommodation rooms in various bedding configurations including bunks, double bed, double and single or twin bed configurations. These nine rooms are all serviced by three common amenities blocks consisting of both toilet and showers, while they all open outward onto the wrap around timber verandah. There is a dedicated driveway access for loading and unloading of guest cars, while at the rear there is a large steel storage shed for the garden and yard equipment.

   

    

Between the accommodation wing and the main hotel building is a grassed area with covered stage platform for large scale entertainment or local presentations. There is also a set of showers that can be used by campers and the main toilet block which is on the eastern side of the main hotel building.

The Hotel property is known as Lot 21 in Deposited Plan 1119747 in the Local Government Shire of Macksville, in the Parish of Yarrenbella and in the County of Raleagh.

statutory charges

The Hotel Council Rates commitment of approximately $2,800 per annum. There is no excess water or Land Tax payable.

The Hotel complies with the Building Code of Australia and is equipped with illuminated exit signs, fire extinguishers, fire blanket, smoke detectors and smoke alarms.

Taylors Arm Road is tar sealed with unformed soft shoulders. Electricity, LP Gas, tank water and septic sewerage is connected to the site.

liquor administration board

The Hotel has authority to operate seven poker machine entitlements and produces income of approximately $2,000 per week average per year. Full details of the historical gaming duty payments are available upon request.
